SAN DIEGO (FOX 5/KUSI) — In a positive sign for San Diego homebuyers, single-family home sales rose across the county last month, according to a report from the Greater San Diego Association of Realtors (SDAR).
The report said February single-family home sales increased 20% from January, while condominiums and townhomes rose by 24%.
However, the median price of single-family homes also increased by 7% last month compared to January, climbing slightly to about $1 million.
Condos and townhomes also saw an increase last month, rising to $662,000. That’s 7% compared to the same time last year.
Areas in north, northeast and east San Diego County saw the most sales last month, likely due to being more affordable and relaxed than zip codes closer to downtown and along the coast.
According to SDAR, the zip codes with the most single-family home sales in February were:
- 92028 (Fallbrook) with 31
- 92026 (Escondido North) and 92057 (Oceanside North), both with 30
- 92021 (El Cajon) with 27
- 92064 (Poway) and 92068 (Ramona), both with 25
- 92977 (Spring Valley) with 23
Fallbrook topped the list of which areas saw the most home sales last month. Situated in inland North County and east of Camp Pendleton, it is known for having a small-town feel and a rich agricultural history.
According to data from Zillow, the median sales price in Fallbrook was just over $854,000. Nearly 50% of homes were sold under their listed price.
North Escondido (zip code 92026) and north Oceanside (zip code 92057) follow on the list of most single-family homes sold in February. SDAR said 30 homes were sold in each area last month.
No matter where in San Diego you choose to start your homebuying journey, the upward trend in home sales is a rather healthy sign in a previously grim housing market.
